We are back with our new launch review series. For studio analysis, you can click on the link below. So throughout this showflat tour, we will also prompt you on several stuff that you can use in order to reference with some information about Riviere. We are at the actual showflat. Just an orientation on this place this is situated just right across the actual site. So right behind us, you see the main actual site of Riviere located at Jiat Kim Street. So the site is going to be surrounded by a couple of projects, but you’re gonna have an awesome view of the Singapore river.

We are going go check out in the showflat. As we walk in you will see Great World City Shopping Mall is just right here. Great World Shopping Mall has just underwent a massive renovation and it’s going to be connected to the underground Great World MRT Station that will bring you one stop to orchard. Which is a place. where you can head out to Ion Orchard. This line is widely anticipated because this is going to be like one of the pivot MRT lines that is going to bring so much convenience to this area. So as you head out from the side gate of Riviere when it’s going to be completed in the year 2023 or 2024, that will take you probably about just five minutes walk, or maybe if you walk fast about three minutes to the MRT station.

So coming into the Riviere showflat it is a very nice luxurious looking showflat. In fact, this is like one of the largest site model that we have seen which the developer, Frasers Property really want to show the audience how gigantic the entire project would eventually be. Riviere was actually conceived by SCDA architects and the main architect, Soo K. Chan, he came up with this really futuristic modern state-of-the-art design for the two towers.

Riviere is made up of two towers 36 stories high. On the 37th floor you have a sky terrace. A total of 455 units and expected to top 2023. The principal architect was also the one that has done, 21 Anguilla Park, Nassim Park Residences plus Leedon Residence. So these are all very beautiful projects that are in the prime areas. The site which Riviere sits on was actually super coveted back then and Frasers won the bid. The very famous site that Zouk was at. Also another reason why it’s so prime is because it’s really hard to find a residential plot along the Singapore River. This is practically the last one. Along the Singapore River is such an icon. Singapore River has a rich history which has a story where trading started to flourish, created lots of memories and lots heritage surrounding this area.

Why a lot of people has been putting a lot of attention on Great World is because this past five to six years the mall here is doing very well and of course they are anticipating the Thompson-East Coast line. It will serve towards the River Valley side plus this portion right here to this Great World. I think not just Great World MRT station but Riviere is also right smack in the middle of both Great World as well as Havelock MRT station, so you have two options. There is also a requirement that the government has set for the successful bidder they have to preserve the three warehouses and they have to restore it to its heritage nature. So you can see that out of the 455 units inside these two towers and they call it tower one and three. The other portions will be used for service apartments plus this three beautiful heritage warehouse.

So the architect actually placed a lot of emphasis on how they design the communal spaces and how they integrated all three components so you have the commercial so your retail and your lifestyle options here at the conservation warehouses. You also have your hospitality component which is the service apartments and then the residential Riviere. So the developer Frasers Property placed a huge emphasis to make sure that it really blends in very well in the entire precinct and the Singapore River area. I think they designed it really really wonderfully for every project.

The arrival area is one of the most important areas in any project because it really gives you that sense of place and home. When you enter so upon entering one striking thing about Riviere is you will notice that it is actually an elevated entry way. So when the arrival area zone is actually on the second floor. From the second floor onwards you will see that all your units are actually elevated. The two towers kind of even propped up on these like stilt-like structures, where you can see that there is actually an added height. From your first floor onwards is technically is about third or your fourth floor height.

The architects did this on purpose because they wanted every single unit to enjoy the view of the Singapore River. The main entrance will be from Jiat Kim Street and the three warehouses right here there will be one that will double up as the reception lobby for the service apartments. There are 80 service apartments right here. The side gate there is one over on this side near Jiat Kim bridge. If you were to walk to the MRT station, this is the side gate that you would take. Residents would come out from the side gate over here and it will be a short walk over to Great World MRT station. Coming to this direction, because of the fact that the government have asked the developer to maintain these three heritage warehouses, this protects the view for most of the units that are facing towards the southeast direction. Of course it adds to the palm of the entire precinct.

Taking a look at Riviere model, you will notice that the structure of the building itself is very unlike a conventional building or tower. The architect intentionally designed it in such a way where there are no concrete walls around the building and is all made of glass and steel. Back to the entrance, one other thing we always want to take note of in a showflat tour is we want to see some of the things that usually people might overlook. Usually within a site plan you want to see what facilities are available. This project the only thing that we notice is that there is no tennis court so although the land size is 145,000 square feet there’s no tennis court here. Perhaps in the mind of the developers are focusing on the lifestyle with the facilities that exclude the tennis court, which is consider good enough. We like the fact that the bin centre, substation, loading unloading bay is all covered nicely with greenery roof. The inside of this corner, it does not really affect any of the stacks here because of the way it has been positioned is high up.

Starting from level two, all these are not a concern. The developer is also thoughtful to have options for buyers to choose if they want to have id package being thrown in or you want to buy something without an id package. There are several different package options for the buyers. Interesting thing is for the one bedroom types are pretty well sought after. They are starting from about 1.5 million dollars, that is about 70 units from only two stacks and those two sets are all facing towards the city south, east facing. Then for two bedroom types, Riviere has 140. Three bedroom types, there are a lot more options that come from six different stacks, total 210 units. Four bedroom types will be 25 units at stack eight.
